CHALLENGE

Due to significant space constraints and high operational costs for MBUSA in Montvale, New Jersey, MBUSA was prompted to seek a more cost-effective and scalable location for their headquarters.

MBUSA had a tight 6 month time frame. Within this time frame they needed a nation wide search to identify and secure an alternative North American Headquarters Location.  Among their requirements was that the new HQ operation that align with MBUSA's culture of innovation and collaboration as well as attract the best talent immediately and over the next 50 years.

All of this, while maintaining strict confidentiality with city, state and national entities.

ACTION

MBUSA secured representation

with Gregg Metcalf and team to, in less than 6 months, identify and secure a new headquarter location for a BTS development. This included project management for the 225,000 sf build-out as well as secure an 80,000sf short-term lease in the interim. 

Site Selection Analysis:
Gregg and team conducted a comprehensive site selection analysis nationwide for MBUSA. This involved evaluating multiple potential locations across various critical criteria, this included cost of living, business climate, talent availability, infrastructure, quality of life, and proximity to air travel to Germany, as well as key North American operations.  ​

Incentive Evaluation and Cost-Benefit Analysis:
Gregg and team guided and assessed potential financial incentives offered by state and local governments, such as tax breaks, grants, and other business incentives. They also performed detailed cost-benefit analyses to compare the financial implications of various locations.  These studies considered both short-term and long-term costs and benefits, such as human capital, real estate expenses, operational costs, employee relocation expenses, and potential savings.

OUTCOME

Atlanta was Selected for the New North American HQ Location, 

guided by Gregg and team in obtaining optimal incentives, an ideal temporary site, and their perfect long-term solution.


Secured 85,000 s.f. temporary lease at Sterling Point in the Central Perimeter, 2015 to 2017

Secured an off-market site to develop MBUSA permanent HQ: 

  • 10-acre, 225,000 s.f. facility 

  • 18% more energy efficient than a code-compliant building. 

  • 35% more water efficient than a code-compliant building.

  • Entitlement rights allowing expansion for up to 500,000 sf
